How is NT stamp duty calculated for properties under $525,000?+

For properties under $525,000, the NT uses a complex formula: Duty = (0.06571441 × V² + 15 × V) / 1000 where V = purchase price ÷ 1000. This formula produces a progressive effective rate between 0% and approximately 5%. For most Darwin home purchases under $500,000, effective duty rates range from 2.5% to 4.9%.

Do NT first home buyers pay stamp duty?+

No — eligible first home buyers in the Northern Territory receive a full stamp duty exemption on properties valued up to $650,000. You must be an Australian citizen or permanent resident, intend to occupy the property within 12 months, and not have previously owned residential property in Australia.

Is there a first home owner grant in NT?+

Yes — the NT offers a $10,000 First Home Owner Grant (FHOG) for eligible buyers of new homes (not established homes) valued up to $750,000. The grant is available in addition to the stamp duty exemption for qualifying purchases.

Does NT have a foreign buyer duty surcharge?+

Yes — foreign purchasers of NT residential property pay an additional 7% surcharge on top of standard duty rates. This foreign investment surcharge was introduced in 2018 and applies to non-Australian citizens and non-permanent residents.

When must NT stamp duty be paid?+

Stamp duty (called 'transfer duty' in the NT) must be paid within 60 days of the date of the dutiable transaction or transfer. Your conveyancer manages payment to the NT Revenue Office. Penalties and general interest charges apply for late payment.
